I guess this must be a fairly new ning, so I think I get the dubious honour of creating the first discussion. Cool...

So, I'm Gaz (abbreviated form of Gary), I'm a software developer based in Perth, Western Australia, and looking forward to seeing how this community evolves over time.

Hoping to connect with like-minded souls, avoiding the usual spam-fest that you seem to get everywhere else.

All the very best to all of you
Gaz

G'day Colin,

I'm actually an ex-pat Pom, moved here 5 years ago and have dual citizenship. I consider myself more Aussie than Brit in many ways. As for Coronation St - my wife became addicted to it when she came to live in the UK for 6 years. She was delighted when Foxtel started showing it on the UKTV channel, along with Eastenders, Emmerdale and others.

My in-laws moved over here in the 70s, and you can be pretty sure that you'd hardly recognise the place if you came again.

All the best
Gaz

Good morning Gaz, or maybe it's good evening...This is Faylee James of East Tennessee in the United States. I'm thinking the same as you, this must be a new adventure and we are the pioneers. Lets hope we can find many exciting things to do before we reach our final stop.
I'm looking forward to hearing from you and many others as we share our lives and business ideas. Ok, people, as Winnie the Pooh says, "It's a big world out there, let's hold hands and go exploring".

Hi Y'all, am also excited to be a part of something new!! Facebook is getting so big and I'm not too sure I fully appreciate Twitter yet, I get messages everyday that people are following me and I can't for the life of me understand why, when I hardly ever write anything! Maybe someday it will pay off big time, that's what I'm in for!!
I'm in the final stages of my first Real Estate Investment purchase with a Self Directed IRA, we are to close this week. If you guys don't know what that is, you are not alone, far too many do not know that they can purchase real estate and other things for that matter with Pre-Tax dollars and all the revenue off the investment goes right back into the IRA. Everyone knows you can buy stocks and bonds but few stock brokers will tell you that you can also buy Real Estate, why ? Simple, how will they get paid if you don't buy stocks? They will tell you it's because land isn't fluid, means you can't sell it today and put a check in the bank tomorrow. Is that a good enough reason not to buy with the IRA that you can't touch till you retire anyway? I think not!! This is where I am taking my Real Estae business, into that area that many do not know anything about, if you guys want more info let me know. I would love to know how something like this might work in Australia. How is the rental business down there? Can anyone buy there or do you have to be a national?

Hi Vickey,

Funnily enough... a friend of mine runs an agency here in Perth, for one of several companies doing this sort of stuff.

In a nutshell you use equity in your own property to help secure finance for an investment property - the agency also provide you with a propery manager, and will sort out tenants pretty much from day 1.

Certain components of the finance, depreciation etc. attract income tax concessions - the net result is that you should be getting more in rental income plus tax concessions, than your mortgage payments.

I'm not in the business, so I try to describe in layman's terms. I may have got some of the information slightly wrong, but sounds like the same sort of idea?

Gday Gaz,

This is Matthew Earl from Ducted Vacuum Shop in Adelaide, South Australia. We too have just joined and i must say i am very impressed with this site and your own profile and blogs.

We run an online shop from our website selling Ducted Vacuum equipment and spare parts and ship to Australia only at this stage. We are a fairly new business in this industry but decided to take a more online approach and it has certainly paid off.

Hopefully this community will also increase our visits and sales from our site, i am sure it will, as i have already clicked on and browsed many of the members myself.

I just love this site and what Greg has done and look forward to chatting with more of you soon.

Matt.

I'm Karen from Long Branch, New Jersey (Jersey Shore). Very interested in social media marketing and attraction marketing and wanting to learn how to apply to my business. Very sick of people trying to sell me programs to get more clients (I think they're the only ones making money :-) Love connecting to high energy, open-minded, entrepreneurial types who "get me." Looking forward to making new friends virtually. Gaz, very cool that I have a new friend in Australia.
